Reservations
Age - You must be 21 to register and occupy any of our units. Of course, children are welcome with adult supervision!
Confirmation - Once your reservation has been made you will receive a confirmation either by mail or email. If you do not receive it within 5 days it is your responsibility to contact our office. We can be reached at 1-800-309-0277.
Peak Season & Holidays – Our normal "2-night minimum stay" does not apply from Memorial Day Weekend through Labor Day Weekend, during October, and holidays. A minimum night stay of 2 - 6 nights may be required during these peak times. Full rate applies during July, October, and holidays. Please call our office if your dates do not meet our minimum night stay requirements as we may have availability for shorter stays due to cancellations etc. Rates are subject to change without notice.
One Night Stays - We do not accept reservations for 1 night. If you are in town and are interested in staying for 1 night, please stop by our office as we may accept a 1-night stay, subject to availability. There is an additional cleaning fee for a 1-night stay. During off season we take reservations for 2 nights or more.
Check In Time - Check-In is between the hours of 3 p.m. - 7 p.m. Check-out is 11 a.m. (If you are going to be a late arrival then please contact our office to make special arrangements).
Damages - There will be an extra charge for any damages, missing items, excessive cleaning, and smoking inside designated non-smoking units.
Pets - We currently have eight pet friendly cabins: Black Bear Holler, Dancing Bear, Starry Nights, Pointe of Grace, Shiloh, On the Rocks, Bear Path, and
Running Bear. When staying in these cabins you may bring a pet. You must notify your reservationist when making your reservation, or as soon as you know you are bringing a pet. There will be a $50 plus tax, per pet, non-refundable pet fee. If we may make a copy of your credit or debit card for our security agreement, we will accept that in lieu of a cash security deposit. If not, there will be an additional $50 per pet cash security deposit. We have to get special permission from the cabin owners for pets over 35 lbs, for more than one pet, and for pets other than dogs. If you are not reserving one of the pet-friendly cabins listed above, there are no pets allowed in the cabins.
Firewood is provided from October 1 thru April 1.
Fees & Rates
Reservation & Change Fees - There is a nonrefundable $45 reservations fee. There is also a change fee of $45 which includes dropping dates, changing dates or reducing number of guests. Dates cannot be changed inside of 14 days, however if additional days are available you can add nights to your stay.
Taxes – Local accommodations tax is 12.75%. Rates listed on this site do not include taxes.
Deposits – The deposit required is 1/2 of total balance with taxes and reservations fee. Pursuant to TCA 62-13-107(7)(D)(i), reservation deposits may or may not be held in an escrow account with interest paid to the holder. The deposit is required at the time of booking reservation.
Method of Payment - We accept most major credit cards. Sorry no personal checks.
Cancellations
Refunds - No deposit refunded unless 15 days prior to the date of arrival, then 90% of total minus the $45 reservations fee and any change fees. Cancellation of 14 days or less from the date of arrival will forfeit entire deposit. This includes cancellations due to weather related conditions and for early departures.
